Rooms and Rates

Davis House Inn is a small property offering just 12 guest rooms. Our guestrooms, 6 per floor, all have private entrances. Our finely appointed rooms are decorated with tropical furnishings, contain a unique collection of seaside artwork, and are non smoking and private.
 
Rates are based on double occupancy. Weekends, holidays, and special events may require minimum stays and may incur a surcharge.

We do offer discounted weekly rates with limited service. 
We offer a  mid week towel exchange, weekly room service for guests staying more than a week.

Deluxe River View Accomodations: Location and luxury separate these rooms from the rest. Our four front rooms are our best and most popular. Not only will you find a great view of the river and the tropical landscaping, these corner rooms are large and have lots of windows for a great view of the spectacular sunrises.    King Bed Seated living area, Color TV Full bath, blow dryer, plush towels, iron Kitchennette: refridgerator, microwave, toaster, coffee maker, dishes, etc.  Unique decor and custom touches will delight you. Standard King Suites: Enjoy the good life in one of our "not so standard" King Suites. All our standard rooms are large, clean and well appointed. king size bed w. ceiling fan Full private bath, hairdryer  Separated living area with seating, Cable TV and A/C Kitchenette (fridge, microwave, toaster and coffee maker, etc.)   Weekday Rates from $89 Weekends from $109  Weekly Rentals available from $465/week April - November Rates slightly higher in winter and on Holidays To accomodate 3 adults or 2 adults and up to 2 small children many king suites offer a futon which converts into a full size bed. This set up is available for an extra fee.

Policies:

Rates are quoted daily, per room, based on double occupancy, (up to 2 people in either 1 King Bed or 2 Double Beds),  
$10.00 extra person charge; exclusive of taxes, gratuities and surcharges.
State and county tax is 11%.

Rates subject to change at any time.
Rates slightly higher on weekends, Holidays and In Season.
A 3 night stay may be required in Season.
Minimum stay may be required on holidays and during special events.
No other discounts apply to already discounted offers, weekly, weekend or multinight packages.

The Davis House Inn is a small, private Inn, with limited services.
You must be 21 to reserve a room; photo Id required at check in.
Facilities are reserved for the exclusive use of registered guests only. The Inn is not suitable for pets, Spring Breakers, extra persons beyond the number reserved. Occupancy is limited to a maximum of 4 persons per room, including children. Smoking is permitted in outdoor areas only. Failure to observe this policy will result in denial of reservation at check-in or shortened stay, without refund of deposit. A $250 Deposit is required for 3rd party bookings.

Davis House Inn Reservation Policies:

The Davis House Inn is a small private property where every guest reservation is both important and special to us.  Please excuse all the policies; we really are a great place to stay.  We strive to have you return to time and time again!  

All reservations will be confirmed in writing.  Please check your confirmation carefully  to make insure all information(especially the dates) are correct.  Please notify us immediately by email to make any changes. You are responsible for the nights we have reserved for you.  THIS IS VERY IMPORTANT, as it is not our policy to overbook.  Also, if your reservation is altered either upon or after arrival, you will be responsible for the original requested reservation dates.  This agreement assures both our guests and the Davis House that the room is reserved.

DAILY RESERVATIONS REQUIRE A 1 NIGHT NON-REFUNDABLE DEPOSIT. MINIMUM STAY PERIODS REQUIRE NON-REFUNDABLE DEPOSIT IN FULL.  
WEEKLY AND EXTENDED STAY RESERVATIONS REQUIRE A $250.00 NON REFUNDABLE DEPOSIT. 

CANCELLATIONS:  YOU MAY CANCELL OR CHANGE YOUR RESERVATION UP TO 10 BUSINESS DAYS PRIOR TO YOUR ARRIVAL DATE AND WE WILL REFUND YOUR DEPOSIT LESS A $25.00 CANCELLATION FEE. PLUS TAXES. 
RESERVATIONS FOR 1 MONTH AND LONGER WILL BE CHARGED A 25% CANCELLATION FEE (BASED ON THE TOTAL COST OF THE STAY, PLUS TAXES) IF CANCELED WITHIN 30 DAYS OF CHECK IN.

All rentals are based on 1 or 2 person occupancy, with a one vehicle. Extra person charges $10 per day per person, UP TO 4 PEOPLE MAX. PER ROOM. 

Management reserves the right to terminate the tenancy of a Guest for reasons the former shall deem objectionable.

WiFi: is free and available in the office, decking and in many rooms.  Our provider does not guarantee service at all times in all rooms.

Smoking:  Smoking permitted in outside areas only. Candles, incense, fryers, skillets, smoking, pipes, cigars or anything that burns, splatters or stains is absolutely not permitted. $250.00 fine assessed if violated, plus damages and  loss of rental.

Pets: We are pet lovers, but cannot allow pets in the Inn. $250 daily fine if violated, plus cost to exterminate and damage to rooms.

Stairs and Safety: We offer acomadations on two levels.  If you have booked a room on the second level (or will be using self check-in) please be prepared to navigate stairs.  If you have special concerns please ask ahead of time.

Occupancy: 4 person max. in our Double Bed Suites. 
                      2 person max.  in some King Suites.
Many (not all) King Bed Suites have operational futons which can accommodate one adult or up to two small children. 
Additional charge of $25.00 (plus tax) for futon bedding. 

Please note that we always attempt to honor guests requests for a specific room.  However, the room you want may not be suitable for your party.  In that case you will be assigned to a similar room. 
We hope that you will prefer any alternate arrangements.

Check In with Staff:  Monday - Saturday  3 PM - 5 PM (Self Check In after hours and on Sundays)
Sunday: Self Check In available after 3 PM. Please note office is closed. We will make arrangements with you for easy self check-ins.

We understand arrival times cannot be known at times, so if you will be arriving outside these hours, please let us know as soon as you can. We will gladly leave an envelope for you with your name on it and with keys & directions to your room as well.

Check Out:  prior to 11 AM to avoid a next day charge.

The Davis House Inn is a semi-monitored place to stay with limited services and operating hours.  Innkeeper hours vary.  If you have specific needs, please inquire.  772-589-4114

Early Birds & Late Departures:
If your arrival is early in the day and you prefer immediate access to your room, we recommend reserving for the prior night to guarantee immediate access. Similarly, for late departures, reserving an additional night will guarantee access until you leave the Inn. When available and with notice you can now book additional room access - $25.00 for up to three hours early or late.

 PLEASE NOTE: We do not refund for inclement weather or any other circumstances beyond our control. We strongly encourage the purchase of Travel Insurance to protect your vacation investment.

If arriving outside of check in times, call us and we will happily make other arrangements. Failing to call or show after check in times will result in loss of deposit and cancellation of the remainder of your reservation.
